First let me offer you a warm greeting from Next Home and we do hope you have a safe wonderful Christmas time with your family and friends. This is a recap on the market this year to bring you all up to speed with the current market trends. Here at Next Home, we have been hectic, since the reopening of the market so many moons ago, there have been record numbers of buyers looking in the market compared to available stock. This has meant Property prices have been on the increase! We have seen the average sale time reduce from 32 days to 12 days in some months and averagely our clients have been receiving up to 10% over their original asking price. The one thing we have been looking for is more stock to satisfy these large numbers of buyers ready to go. |

The outer lying areas such as Pitlochry, Birnam, Dunkeld and Aberfeldy have seen huge price jumps. In Pitlochry alone we saw our clients receiving almost £60,000 over the asking price on average during the summer. We think the strong demand here is due to a mix of lock down fever in the cities, escaping their concrete jungles into the beautiful countryside and a lot of people realising they can work from home and can now live outside the usual commuter belt. The rest of Perthshire has been also moving nicely with a huge demand for family housing, especially 2-3 bedrooms around the £150,000-£200,000 mark. Even the high-end properties above £500,000 have been moving as supply dropped but demand did not! We have seen in city centre locations an increase in the demand for apartments from investors and first-time buyers which is great news. There were quite a few 1–2-bedroom apartments taking a little longer to sell but coming into December these seem to be moving nicely. |

Again, there still has been no better time to buy even if the prices are slightly up. Our Mortgage products available have made buying your home very affordable.
