Home Report

Unfortunately, here in Scotland there is no getting away from this cost! It is necessary to be able to put your property on the market. The Home Report is conducted by a qualified buildings surveyor and they value and access the condition of your home. The Home Report consists of 3 parts:

EPC: This is the energy performance certificate. This is how energy efficient your home is. The average rating in Scotland is D. It can be rated from A-G.

Single Survey: This is where the surveyor assesses the condition of your home and each of the elements such as; roof, walls, electrics, heating.

Property Questionnaire: This is a set of questions that only you as the owner may know the answer to. Such as: How long you’ve owned the property, when it was built or when the boiler was installed.

Estate Agency Fees

Often you get what you pay for with estate agency fees.

These include:

Conveyancing Fees

In Scotland you require a solicitor to sell/purchase a property. Solicitors fees can vary so it is always advisable to shop around for the best quote, much the same as anything else in life but, here at Next Home we would always recommend our in house Solicitors – Next Law.

Removal Costs

You should assess whether you need a team to help you move your belongings. Always a good idea if you are moving any sort of distance or if you have a lot of large furniture. Try and get a variety of quotes and try to look for reviews to see how other people found their services.
