New build properties are very popular these days, with more and more available and with great schemes that can be used to purchase the property. Many benefits come with buying a new build, but is it the right move for you?

PROS

Choosing your own fixtures and fitting: This is a massive positive for most people, as you know you’ll be happy with the way your home is finished off and no extra cost changing things! Most new build companies let you choose wall colours, flooring and even down to the tiling in your bathrooms. Built in appliances can also be a great help as they can be expensive, but knowing you are getting this within the price takes a lot of stress away.

Guarantees: New-build homes come with a 10-year NHBC warranty covering structural defects. Most developers also provide their own two-year warranty.

High-spec: New homes are built to the latest specifications, so its great to know that no major work will need to be carried out for the foreseeable future.

Schemes: This is a great way to own the home of your dreams for an affordable price. The Help to Buy scheme is funded by the government home buyers get a property with just a 5% deposit.

CONS

Delays: Properties may not be completed on time; this can mean you are out of pocket especially if you have sold your home and have no where to go so you may have to rent until the property is ready.

Snagging issues: In every new build you may be able to find things that just aren’t quite right. Creating a snagging list for the new build company is great as you are entitled for this to get fixed asap. Report anything you are not happy with.

Size: Often new builds are not for everyone, but this can be down to this issue. New builds room sizes can be a big turn off, normally you find with older properties that they benefit from a large garden and bigger rooms.
