One of only five lodges in wooded land by a small burn, it provides a tranquil retreat for country-lovers, walkers, canoeists anglers and cyclists. You can walk straight out of the lodge up Glen Girnaig, along the Baleach trail and to several Munroes. Yet it is just four miles from the town of Pitlochry, where there are shops, restaurants, the famous Festival Theatre and other amenities. There is easy access via the A9 to Edinburgh, Glasgow, Perth and Inverness and the station at Pitlochry has regular train services to the main cities. Unusually, the lodge and the land on which it stands are freehold, so that there are no annual ground fees to pay and no lease to renegotiate every few years. The lodge comprises a living room with kitchen, two bedrooms, bathroom (with bath and shower) and an entrance hall. There is full double-glazing (installed 2011) with French windows opening onto a wooden veranda. A wood-burning stove (installed 2012) as well as electric heating, provide snug accommodation all year round. It is available furnished and there is a refrigerator (new in 2013) and plumbing for a washing machine. The lodge is very easy to maintain and the surroundings well cared for.

Warmth is from a wall mounted heated chrome towel rail and there is a mirror and shaving light over the sink. An opaque glazed window to the side of the property provides additional light and ventilation to the room.

A lovely open plan room with double glazed sliding patio doors leading to the rear of the property with a lovely area of decking giving beautiful views of the open countryside. The lounge area has a recently installed multi fuel stove and a fitted double cupboard with sliding doors providing good storage space. The kitchen area is fitted with a range of base and wall units with contrasting work surfaces and splash backs. There is a fitted stainless steel sink and drainer unit and two additional cupboards are perfect for extra storage space. The floor is laid with laminate throughout, there is access to the loft via a hatch and there is a smoke alarm fitted.

Externally the garden is partly enclosed with a mixture of fencing and hedging is mainly laid to lawn area with a lovely large area of decking perfect for relaxing and socialising with friends. There is communal parking available and the property boasts of beautiful views of the open surrounding countryside.
